CAA Closes Sale of Oceanside Retail/Office for $1.25 Million at $625/SF in 10-Day Escrow

OCEANSIDE (San Diego) CA (August 6, 2025) – Commercial Asset Advisors (CAA) is pleased to announce the successful sale of 818 Mission Avenue in Oceanside, California, a 2,001-square-foot mixed-use retail/office property. The asset was acquired by the North County Transit District (NCTD) for $1,250,000 in an all-cash transaction that closed in just 10 days.

United States Real Estate LLC, the seller, was exclusively represented by Todd Simonsen, Sales Associate at CAA. The buyer, NCTD, was unrepresented. Title services were expertly handled by Mark Simonsen, Cameron Aldrich, and Robert Shaw of Chicago Title, whose collaboration helped streamline a notably rapid escrow process—especially significant given the involvement of a public entity.
